ACQUISITIONS AND SALES
The firm offers comprehensive representation to clients involved in the purchase or sale of commercial and residential property, including coops and condominiums, from contract to closing. Throughout our many years of practice, we have counseled both buyers and sellers across the complete spectrum of real estate legal issues, including due diligence, title issues, contracts, 1031 transactions, agreements, TICs, easements, distressed real estate transactions and joint ventures.

We have extensive practical leasing experience through the representation of landlords and tenants of office, retail, industrial and residential space. We handle all aspects of commercial and industrial leasing.
LICENSING
Our firm has represented developers in the complicated world of Licensing for temporary access to a neighbor’s property in order to comply with NYC Building codes which sometimes require protection for a neighbor of a construction site. We have negotiated agreements for roof protection, overhead protection, sidewalk and pedestrian sheds, chimney flue extensions, and underpinning agreements. Where we have not been able to negotiate temporary access, we have been extremely successful in petitioning the courts under the Real Property Actions and Proceedings Law for a judicially granted license.
We have also represented neighbors of construction sites on the other side of such negotiations or judicial proceedings, always obtaining the best results for our clients.
DEVELOPMENT CONSULTING
Our attorneys specialize in insurance and indemnity issues which are all too often ignored in a construction project until it is too late. Don’t wait to find out that your insurance policy will not cover a claim before realizing you need a lawyer. With our background in litigation, we are optimally suited to advise you on the validity of your insurance, and that of any contractors or sub-contractors hired for your project. We can also provide you with appropriate contractual language most insurance companies require (but seldom tell you about until it’s too late).

Our firm advises and represents owners, developers, speculators and investors in all aspects of financing a project. We have represented such clients in obtaining real estate financing, including funding for construction projects and environmentally challenged projects and permanent financing for all types of real estate. We can negotiate and document the full range of loans including construction loans, permanent loans, acquisition loans, working capital revolving loans, and other real estate secured loans. We can facilitate the financing of any development project using conventional and private lending sources.
